The Farm Has Two Front Yards, and Only One of Them Stays the Same

Walk out the back gate of the Gathering Place on a weekday evening and the ponds look exactly like they did the day the clubhouse opened. The same trail loops past the same pocket parks. The same paddleboards lean against the same rack. Walk out the front gate onto Voyager Parkway, though, and something down the road has usually changed since the last time you drove it.

That's the split worth understanding if you live in The Farm. Inside the neighborhood, the amenities were built once and have stayed put. A few miles down the corridor, the restaurant strip that most residents treat as an extension of their own backyard has already turned over half its original lineup in about three years, even while a new hotel gets built on the same lot. Knowing which half you're dealing with changes how you plan a Tuesday night.

The Half That Was Finished Once

The Farm's Linear Park System was the first of its kind built in Colorado Springs, a network of more than 10 miles of trail that threads every pocket park in the community together rather than leaving them as isolated islands. It was designed and built as a complete system, and it still functions as one.

The Gathering Place sits at the center of it. The clubhouse and pool anchor the space, but the detail that tends to surprise newer residents is the naming: the outdoor gathering spots are called the Jockey Club Patio and Winners Circle Courtyard, a small horse-racing wink that carries through the whole community's branding. Beyond the clubhouse, the ponds are open for kayaking and paddling, and residents use the loop around them the way other neighborhoods use a track.

For anyone who wants to go farther, the LaForet Trail runs two miles out of The Farm and connects to the 20-mile Santa Fe Regional Trail, which stretches north toward the Air Force Academy and Monument or south into the rest of Colorado Springs. That connection turns a neighborhood walk into a genuine distance ride if you want it to be one.

None of this has changed materially since it opened, and that's the point. The park system was a single build, finished and handed to residents. The corridor outside the gates works differently.

The ponds you can paddle look the same as they did on opening day. The restaurant lineup half a mile away does not.

The Half That Keeps Rewriting Itself

The most concentrated new dining cluster near The Farm sits at 1895 Democracy Point, a corner of the Victory Ridge development a few miles south of the Polaris Pointe entertainment strip most people think of when they picture this part of town. A local hospitality group, Five Times Hospitality, built four restaurant concepts on that single lot starting in 2023: Cansano Italian Steakhouse, Manhattan Room Tapas Kitchen, Longboard Tacos, and Pause Ultra Lounge & Sushi, stacked above Longboard on a second floor.

Cansano is the one that has stayed exactly as it opened, still serving Abruzzo-style steakhouse food out of a pasta room and stone pizza oven, and its patio remains a regular pick for anyone who wants a quieter dinner away from a crowd. The other two ground-floor concepts didn't make it. Manhattan Room, the tapas and live-jazz spot with a corner stage over the bar, closed. Longboard Tacos closed too, and the space didn't sit empty for long. In July 2025, a fast-growing Denver dim sum chain called Nana's Dim Sum & Dumplings moved into the old Longboard footprint and has since built a genuine following for its soup dumplings and bao. Nana's also picked up the second-floor space that used to be Pause Ultra Lounge & Sushi, though at its own opening the new owners hadn't decided what to do with it yet, floating either private events or a weekend sushi service.

So two of the four original tenants didn't survive their first two years in a complex that's barely three years old. That's a more honest signal about a dining district than a simple count of openings. A cluster that only ever adds restaurants isn't proving anything. One where half the original concepts get replaced, and the replacement is popular enough to draw a regional chain's expansion dollars, is behaving like an actual market rather than a subsidized retail pad.

A Hotel Is Rising in the Same Development

The next investment at Victory Ridge isn't another restaurant, it's a hotel, and it's being built a short walk from the same restaurant row where two of the four original tenants just failed. A four-story Cambria Hotel was scaled back from an original 115 rooms to 100 as construction costs climbed, with the developer targeting a fall groundbreaking and an early-2026 completion. As of this month, Cambria's parent company, Choice Hotels, still lists Colorado Springs among its upcoming openings rather than its completed ones, so the project has slipped past that original timeline.

That gap between the restaurant turnover and the hotel still under construction is the part worth sitting with. A developer willing to keep building lodging on a lot where dining concepts have already cycled twice isn't treating this corner of Voyager Parkway as a fad. They're treating it as infrastructure. For Farm residents, that's a signal the strip is going to keep changing shape rather than settling into whatever you remember from last year.

What's Actually Open If You're Deciding Tonight

If you're weighing where to go this week, the choices have gotten wider at both ends of the corridor. Hotel Polaris, which opened at the Air Force Academy's north gate in November 2024 as the first full-service hotel built in Colorado Springs in nearly 40 years, brought six restaurants with it, from Pamela's all-day American menu on the lobby level to the rooftop Aviator bar with its Academy and mountain views, down to Doolies, a diner-style spot with model aircraft overhead for something more casual. At Victory Ridge, Cansano remains the pick for a table you can actually hold a conversation at, and Nana's Dim Sum & Dumplings is the newer option if you want something faster and shareable.

Ford Amphitheater is still running its 2026 season through the fall, and if you're timing a night out around a show, a few dates are worth having on your radar:
